What to expect

Generally most of your inspection report will contain maintenance recommendations, life expectancies and minor imperfections. These are helpful to know about. However, there may be issues detected in my inspection that really matter. If detected, those issues will fall into four categories:
1. Major defects. An example of this would be a structural failure.
2. Situations that lead to major defects. For example, a small roof flashing leak.
3. Situations that may hinder your ability to finance, legally occupy or insure the home. For example, older, sub-standard nob and tube electrical wiring
4. Safety hazards, such as an exposed, live buss bar at the electric panel.
Anything in these categories should be addressed. Often a serious problem can be corrected and I will review the detailed report with you to make sure you understand everything and answer any remaining questions.

“When I arrived at the property Bob was already there and had started the outside portion of the inspection. We then walked around the perimeter of the property, basement, 1st and 2nd floor.
